Two-bedroom Airbnb pricing shows sharp divergence across 14 CARICOM capitals

Average daily rates for two-bedroom Airbnb apartments vary significantly across Caribbean capitals, ranging from $345 in Nassau, The Bahamas to $68 in Basseterre, Saint Kitts and Nevis – a significant gap that segments the region into distinct pricing tiers.

Five capitals command rates above $150USD: Nassau ($345), Bridgetown, Barbados ($181), Port of Spain, Trinidad and Tobago ($173), St. John’s, Antigua and Barbuda ($154), and Kingston, Jamaica ($152).

A mid-tier cluster falls between $110-130, including St. George’s, Grenada, Georgetown, Guyana, Castries, Saint Lucia, and Rosseau, Dominica.

The most affordable capitals – Port-au-Prince, Haiti ($87), Belmopan, Belize ($83), Kingstown, Saint Vincent and the Grenadines ($78), and others – charge below $90, roughly half the regional average of $133.

The data highlights how Caribbean capitals, though geographically close, operate as distinct short-term rental markets, each shaped by its own demand patterns and visitor profile.
